Pull up four different sites this week and search for the median home price in Granite Falls, North Carolina, and you will get four different answers. One says $235,000. Another says $310,000. A third says $349,000. The spread between the lowest and highest number is larger than most people's down payment on a starter home anywhere else in the Lenoir-Hickory corridor.

None of these numbers is wrong. That is the actual problem. A town of roughly 4,800 people generates so few home sales in any given month that the word "median" stops describing a market and starts describing whichever handful of houses happened to close. Two of these are sold prices. Two are asking prices. One is measured at the city limits. One is measured at the zip code level, which pulls in more of surrounding Caldwell County than the town itself. Even the two sold-price figures, a month apart, moved in opposite directions by double digits. None of that is a data error. It is what happens when you try to average a market that barely produces enough transactions to average.

Why the math breaks in a town this size

The city-level data for December 2025 recorded exactly one closed home sale in Granite Falls that month, down from six the December before. When the entire month's "median" comes from a single closing, that number tells you about one seller's negotiation and one buyer's financing, not a market trend.

The zip code data is a better sample, with 44 sales recorded in January 2026 compared to 40 the year before. But even a sample that size still swings hard from month to month in a town this small, which is why it showed prices down 15.1% the same season the city-level page showed a different month up 5.9%. The two figures are not contradicting each other so much as measuring different, overlapping, and genuinely small pools of houses.

There is a second tell buried in the same data. The city-level report showed the median sale price up 5.9% year over year, while the median price per square foot in the same period jumped 79.6%. Sale price and price per square foot rarely move that far apart unless the mix of homes selling changed dramatically, meaning a smaller or oddly priced property closed that month and dragged the per-square-foot number somewhere the overall median never went. That kind of mismatch is a sign the sample is too thin to trust, not a sign the market repriced overnight.

Two Granite Falls in one zip code

The volatility only tells half the story. The other half is that Granite Falls genuinely contains two different housing markets wearing the same town name.

On one side sits the waterfront and gated-community stock built around Lake Hickory and Lake Rhodhiss. Anchors Landing, a gated community on Gunpowder Cove of Lake Hickory, has listed a nearly 5,000-square-foot estate with a separate living quarter and ICF construction from foundation to roof. Plantation Pointe, gated on Lake Rhodhiss, has sold waterfront lots and offers a clubhouse, a sandy beach, a floating dock, and walking trails as part of its amenities. River Bend, another Lake Hickory community, has listed an all-brick home on Royal Vista Way with four bedrooms, six bathrooms, and roughly 4,575 square feet plus an unfinished basement. Granada Farms pairs lakefront lots with access to its own golf course.

On the other side sits the in-town housing stock that has nothing to do with the lake at all. Twin Oaks, a ranch-style subdivision, lists homes around 3,300 finished square feet at a fraction of the lakefront price point. Bungalows and brick ranches along the streets near Falls Avenue and Main Street, some on a full acre with detached garages or unfinished basements, have sold at the low end of the range recorded by one listing aggregator, which put the town's full spread at $165,000 to $1,850,000 as of May 2026.

Those are not two ends of the same curve. They are two products. A four-acre lakefront homesite with a gated entrance and a shared clubhouse is not competing for the same buyer as a downtown bungalow within walking distance of Falls Avenue, yet a single town-wide median blends both into one number that describes neither.

What the skew tells you before you run a comparison

The same May 2026 report that listed a $310,000 median also listed a $374,740 average sale price for the same window. When the average sits meaningfully above the median, it usually means a small number of high-value sales are pulling the mean upward while the bulk of transactions cluster lower. In Granite Falls, that gap is the lake communities showing up in the average without showing up in equal numbers in the sales count.

That skew matters if you are the kind of buyer comparing Granite Falls to a neighboring town using a single headline figure. A town median that includes both a $1.85 million lakefront estate and a $165,000 in-town bungalow will always sit somewhere in between that describes neither property, and neither buyer.

Price per square foot within a matched segment tells you more than a blended median ever will, especially in a market small enough that one closing can move the headline number by tens of thousands of dollars.

It also means asking a more specific question before you fall in love with a number online. Not "what does a home in Granite Falls cost," but "what does a home in this part of Granite Falls cost, this year, compared to a similar home somewhere else." That is a harder question to Google. It is also the one that actually gets you an accurate answer.

One listing aggregator put Granite Falls about 1% below the national median as of August 2026, but that figure blends $165,000 in-town homes with lakefront estates well into seven figures. A fair comparison to Hickory or Lenoir means matching home type and size, not comparing two blended town averages against each other.

Do the lake communities all charge HOA fees? Not uniformly. Gated communities like Anchors Landing and Plantation Pointe come with dues that fund amenities such as clubhouses, pools, and shared docks. Other established lake-adjacent neighborhoods, including The Greens, operate without an HOA at all. Ask about dues property by property rather than assuming they are baked into a listing price.
